Our estimate process.

We’re very glad you found us and we look forward to learning more about your project.

Remodels, repairs, or renovations are an investment into your home or business. We believe you should have the most accurate pricing information possible. We don’t believe in underbidding a project, then issuing change orders for every deviation.

We usually spend 10-20 hrs on an estimate, including site visits, consults with trade partners, and research. We do charge a fee for formal estimates. Our fee ranges from $150 to $600 depending on size and scope. We often find substantial savings for our clients, and address numerous oversights. If we are awarded the work, the estimate fee goes towards your project. Even if we don’t win the work, we’re confident that we will still provide value and our informed perspective.

We’re happy to give a ball park price, introduce ourselves, and provide personal and professional references. If you want to move forward, we’ll email over an estimate invoice. The estimate fee is handled through Quickbooks (for your protection). Our first steps are a scheduled phone call and a site visit.

How much will this cost?

We’ve been advised by other contractors and business owners not to add this to our website. We believe in transparency, though, and want to make sure we’re aligned from the beginning. We’re not the cheapest and we’re not the most expensive. What we are is a VERY hands on crew that has a reputation for providing excellent value to our clients.

Here are some ballpark figures for some of our services. Please keep in mind, these numbers are the start of a conversation, and that no two projects are the same!

Whole House Renovations & Additions: $150sf - $450sf

Each Project starts with architectural and structural drawings. If you don’t have any yet, we have a great network of architects and designers who can help transfer your ideas onto paper. We often work with clients and help guide them through the early stages of planning and design.

Primary Bathroom: $35k - $90k

This generally includes reconfiguring plumbing, electrical, and HVAC systems and will take your space down to the studs. Our work is permitted and inspected by the city and third party companies for your peace of mind!

Powder Room: $20k - $30k

For the remodel or addition of a powder room into your house. We’ve done a ton of these and enjoy the challenges of creating value and space in your Philly home.

Full Kitchen Remodel: $60k - $130k

We’d argue that a kitchen is what makes a house a home. Even without getting too cheesy, these are the most used rooms in a house, and historically provide the greatest return on investment for resale. Sasha’s background is in the restaurant industry and our company has worked in dozens of kitchens, both commercial and residential. We know what works, and how to get it done. Our pricing typically includes appliances, custom cabinets, countertops, and new mechanicals throughout.

Basement $55k - $150k

Typical row home basements were never meant to be living space and present unique challenges. We’ll work with our crews to manage moisture, improve comfort, and create usable space for you and your family.

*We won’t underpin existing buildings. It’s a process we don’t believe is healthy for buildings or neighboring structures.

Facade: $25k - $50k

If you’ve seen our videos, you know how we feel about old brick. If you haven’t, we love it. Our facade restorations include removing paint, cleaning brick with gentle, non-acidic cleaners, and pointing with Lime Based Mortars. We won’t use latex paints on brick, but there are mineral and lime based coating that we will install. Prices generally do not include windows!

Basement Parging: $25k - $40k

If you’ve got a stacked stone foundation and a basement full of dust, parging might be the right solution. Too often, contractors or homeowners will stucco or layer on impermeable coatings that suffocate the structure (basements need to breathe)! Or prices include removing existing parging, pointing and repairing large voids, and installing lime-based mortars and plasters.

Star Bolts: Starting at $1500/bolt

This does not include engineering fees or drywall repair!

Structural: TBD
