This project hit close to home with us - it represents our first major entry into commercial real estate development. PGB was involved early on in brokering the deal, securing financing, and design. We handled permitting, consolidation and zoning, and self performed many facets of this complicated build.
This building sat vacant for many years and was in need of a complete gut/renovation. We meticulously demo’d the antiquated mechanical and electrical systems, installed a solar ready TPO warm roof, storefronts, triple pane windows, created outdoor porch space, cut two large openings in the existing party walls, and proceeded to stabilize the structure. The building is fully rewired, alarmed, sprinklered, and has all new plumbing and hvac. The icing on the cake is the architectural sheet metal and copper standing seam, custom fabricated by Joe Parente, a craftsman out of Pittsburg.
The first level houses a 3,000 sf commercial space that we fitted out for Blue Skies Pottery. The second level has two 1,500 sf apartments featuring rheem heat pump water heaters, velux skylights, carrier heat pump hvac systems, meticulously refinished floors, and dozens of amenities which led complete occupancy within 2 weeks of listing.
One of the most enjoyable days on the project was working with Craig from Liberty Bell Beekeepers to remove a small honeybee colony we discovered during demolition.
