Multiple safety violations, serious structural damage, & decades of neglect.

This one was rough for a lot of reasons. There were serious structural damages that posed risks to the inhabitants, neighbors, and passerby’s, and they had already been filed with the city. This is one of our earlier development projects - we worked closely with the seller to untangle a complicated title, and get him paid over market value and avoid having his house condemned. It was bittersweet but the only win-win solution for all parties involved.

We got to work applying for our make-safe permit to clear the safety violations. we worked closely with L&I to let us stabilize the shell in a manner that would let us keep our project running smoothly (adding an addition and roof deck).

This gut/reno features a two-story addition, an insulated fiberglass roof deck w/pilot house, rear patio, new mechanical systems, a finished basement, a high end ducted heat pump system, and even a gravity film heat exchanger to capture wasted hot water. The basement was parged w/lime mortar and a new slab and sump system was installed to create a dry finished basement. Top-of the line floors and appliances complete this rental property and help it earn top dollar in a saturated market.
